The same $300,000 budget looks very different in these three towns. In Copperas Cove it buys above the city median. In Nolanville it falls just under it.

“Harker Heights, Cove, or Nolanville?” is one of the most common questions we see from PCS families and relocating workers on RallyPoint, r/FortHood, and in the Fort Hood spouse groups. The answers in those threads are usually opinions about vibe. We would rather show you the numbers and the map, then let you decide. That is the first step of our Smart Buyer Plan.

Three things stand out for a buyer:

  • Copperas Cove is the budget pick, and the tightest market. It had the lowest median, the fastest sales of the six cities we track around Fort Hood, and the lowest share of sellers cutting price. A well-priced Cove home may not wait for you.
  • Nolanville costs the most per square foot. At $172, it was the highest of all six cities. Nearly 8 in 10 buyers there used a VA loan, the highest VA share in the area.
  • Harker Heights sits in the middle on price and is the one city of the three where you are mostly shopping resale homes.

All three towns feed onto the same US-190 / I-14 corridor. Which gate you use decides how long the drive feels.

What each town looks like for a Fort Hood or relocation buyer

Copperas Cove: lowest price, west side of post

Copperas Cove sits west of Killeen on US-190, mostly in Coryell County. If your unit or job is on the west side of Fort Hood, Cove keeps you close at the lowest median price of the three.

The price gap between new and resale is wide here. New construction sold at a $280,000 median against $215,000 for resale. Creekside Hills, where about 80% of sales were new builds, sold 54 homes at a $280,412 median in 29.5 days, and 43% of them went over the original list. On the resale side, House Creek North sold 41 homes at a $260,000 median at 99.3% of original list.

One caution: Cove’s median price is down about 6% over three years. That cuts both ways. You are buying at a lower price than 2023 buyers paid, and the data does not support counting on fast appreciation. If you plan to keep the house as a rental after your next PCS, run the rent numbers before you write an offer. Our Copperas Cove buyer guide breaks down the neighborhoods.

Harker Heights: established resale, east of Killeen

Harker Heights borders Killeen on the east along I-14 / US-190. It works for buyers headed to the east side of post, and for households where one person drives toward Belton or Temple.

New construction was only 6% of Harker Heights sales and 1% of active listings. If you want an established neighborhood and would rather not weigh a builder’s incentives against a resale home, that simplifies the search. Skipcha Mountain Estates was the volume leader with 82 sales at a $312,750 median.

The latest numbers show Harker Heights getting slower. As of October 30, 2026, there were 128 active listings with a median of 83.5 days on market, and 70% of homes sold over the past 12 months closed below their original list price. For a buyer, that usually means room to ask for repairs or help with closing costs on a home that has been sitting. See the full breakdown on our Harker Heights buyer guide.

Nolanville: highest price per foot, the VA town

Nolanville sits just east of Harker Heights on I-14 / US-190, between Harker Heights and Belton. It is a small city with a few large subdivisions. Warrior’s Legacy led with 97 sales at a $325,000 median in 44 days. Wildwood sold in a median of 36.5 days at $308,362.

With 78% of buyers using VA loans, most Nolanville deals go through a VA appraisal. That appraisal also checks VA minimum property requirements, the basic safety and condition standards a home has to meet. If the appraisal comes in below the contract price, you have options, and we cover them in our post on a low VA appraisal near Fort Hood. At the top of the range, Bella Charca sold at a $492,000 median but took 132.5 days, so buyers at that price have time and leverage. Our Nolanville buyer guide has the details.

How we help you choose between the three

We watch buyers pick a town from a listing app and a map pin, then learn the drive and the tax bill after they move in. The apps are built to show houses. They leave out the parts that change your monthly cost and your morning. Here is how we narrow it down with you:

  1. Start with where you report. Fort Hood is large, and the gate your unit uses matters more than the town name. Clear Creek, Bernie Beck, East Gate, and the other gates each favor a different side. Tell us your unit area or job site and we map every commute in the house.
  2. Drive it at the hour you would. We do not quote drive times off a map. On a house-hunting trip, drive your route at PT and shift-change hours, or we will drive it for you and send video if you are buying remotely.
  3. Set the monthly payment, then the price. Copperas Cove is mostly in Coryell County; Harker Heights and Nolanville are in Bell County. Tax rates differ by county, city, and sometimes subdivision. We pull the rate for each address, and we remind you to file your homestead exemption after closing, plus the disabled veteran exemption if you qualify.
  4. Negotiate with the data. In Harker Heights right now, a home past 60 days often leaves room. In Copperas Cove, a well-priced home may draw quick interest, and we tell you that up front so you can write a clean offer.
  5. Protect you through the option period. On a Texas resale contract, you pay the seller a small option fee for a set number of days, commonly 7 to 10, during which you can inspect and walk away for any reason. Your earnest money, typically around 1% of the price, is held by the title company.

If you have orders and are figuring out timing, our Fort Hood PCS buyer hub walks through buying before you report.

Frequently Asked Questions

Is Copperas Cove cheaper than Harker Heights?

Yes. Over the past 12 months, Copperas Cove’s median sold price was $235,000, compared with $314,000 in Harker Heights. Price per square foot was close ($145 vs $148), so most of the gap reflects home size. Compare the full monthly payment, because Cove is mostly in Coryell County and Harker Heights is in Bell County, and tax rates differ.

Which is closer to Fort Hood: Copperas Cove, Harker Heights, or Nolanville?

It depends on which gate and which side of post you report to. Copperas Cove sits west of Killeen on US-190, while Harker Heights and Nolanville sit east of Killeen along I-14 / US-190. Map your unit’s area first, then drive the route at the hour you would commute.

Why is Nolanville more expensive per square foot?

Nolanville sold at a median of $172 per square foot over the past year, the highest of the six cities we track around Fort Hood. Price per foot moves with home age, size, and lot, so a citywide median only tells part of the story. Look at price per square foot for the specific homes you are comparing, and we pull the closed sales on that street for you.

Do buyers have negotiating room in Harker Heights right now?

Often, yes. As of October 30, 2026, active Harker Heights listings had a median of 83.5 days on market, and 70% of homes sold over the past 12 months closed below their original list price. A home that just listed at the right price may still draw quick interest, so the room depends on the house.

The short version: Copperas Cove gives you the lowest price on the west side, Harker Heights gives you established resale homes and more negotiating room on the east side, and Nolanville costs more per foot in a small, VA-heavy market. In all three, who represents you matters. The listing agent works for the seller, and the builder’s rep works for the builder. Our job is to sit on your side of the table.
